Completion Options: Tailored to Your Needs

At SetWood, we understand that every owner or investor has different needs and budget plans. That is why we offer two flexible cooperation models to acquire the authentic Scandinavian Log Home of your dreams: "The Sturdy Shell" or the "Turnkey" solution.

1. The Log Home Shell

We deliver the authentic Kontio solid timber load-bearing structure and the exterior envelope with millimeter factory precision. It is the ideal foundation for architects, engineers, or individuals who wish to complete the interior works with their own crews.

What is included:

• Kontio Wall Structure: Authentic Kontio Laminated Logs made from Scandinavian pine, with factory-installed sealing tapes and premium profiles (Low 170mm or High 275mm).

• Specialized Joints: Corner joint systems (choice between Neo Corner for a minimal/urban design, Long Corner, or Eagle Corner).

• Ventilated Roof: Complete structure made of Kontio engineered timber with a 25-year warranty.

• Mezzanine & Load-Bearing Elements: Premium quality glued laminated timber beams (GL24 / GL28 / GL32), columns, and fully soundproofed flooring.

• Protection & Finishing: Application of specialized fungicides and special ecological protective coatings against weather conditions and UV radiation.

2. The "Turnkey" Solution

A holistic, completely stress-free building experience. We undertake the full completion and delivery of your residence through SetWood's certified network of partners, ensuring premium quality from specialized window frames down to the last detail.

Interior & Structural Spaces:

• Structural Elements & Layout: Cement screeds, interior partitions (SmartLog™ system for non-settling walls, plasterboard, or Kontio wood cladding), interior wooden stairs, and railings.

• Frames & Doors: Premium, high energy-efficiency exterior frames with insect screens and roller shutters, armored exterior security door, and interior doors harmonized with the log design.

• Finishes & Flooring: Interior painting/oils to highlight the wood grain, flooring (tiles, laminate, or authentic wooden floor), and full cladding of the upper floor/attic.

• Installations & Heating: Full plumbing & electrical installation (with sockets/switches), solar water heater (DHW), Air Condition, heat pump, and underfloor heating (ideal for Log Homes).

• Furniture & Equipment: Custom kitchen furniture, bedroom wardrobes, bathroom tiles, sanitary ware, accessories, as well as a fireplace with a firebox.

Offer prices are calculated based on the regions of Attica and Chalkida. In the case of constructions in the rest of Greece or remote areas, the final cost is adjusted following an assessment of off-site expenses and logistics.
